Step 1 - Comparative Market Analysis
We will educate you on how to set the asking price for our home and we'll create a comparative market analysis, which reflects the local real estate market, the condition of your home, recent sales of similar properties, and homes that are currently listed for sale in your area. We will gather the necessary information in the most objectively and give you an honest opinion of what you should ask for your property, while keeping in mind your bottom line.
Step 2 - Property Preparation
The look of your home will influence how quickly it sells and whether or not you get full market value for it. We will provide an expert opinion on changes and improvements to your home to receive its maximum value. Additionally, we can refer you to professional designers and/or consultants that can stage your property and so it will have a lasting first impression.
Step 3 - Marketing Strategy
At Star Team, we get the word out and use a variety of strategies and tactics to advertise property for sale. The first 1-2 weeks should be the busiest. Whether we choose the local newspaper, homes magazines, flyers, or MLS, we will present to you the best marketing plan with the highest possibility of bringing not only the most buyers, but also the most qualified buyers to your doorstep.
Step 4 - Receiving an Offer
Once a buyer decides that they would like to buy your home, an offer will be presented. We will review the written offer to make sure it is written in a properly and covers the necessary items, including:
- Price
- Financing - is the buyer pre-approved or pre-qualified?
- Closing costs and who pays
- Repairs and who pays
- Appliances
- Occupancy time frames
We will review the offer with you to make sure you thoroughly understand what the buyers is offering and what they are asking in return. It is our responsibility to protect your best interest throughout these negotiations.
Step 5 - Accepting an Offer
Once you have accepted an offer to sell your home, we will coordinate all necessary items to finalize the sale. The property may need to be:Appraised
We will be directly involved and keep you informed as to the result of each action and what effect, if any it will have on the sale of your property.
Step 6 - Loan Documents
A few days before the closing of your sell, we will make sure that necessary forms and documents have been prepared and are going to be available to sign on the appropriate date. We follow up with all parties to make sure all actions have been completed so that the closing can proceed at the date and time planned.
Step 7 - Closing
This is where ownership is legally transferred to the buyer. We will be present during the closing to help explain the process and forms to you and make sure everything goes as planned. By being present during the closing, we mediate any last minute issues that may arise.

- Schedule a Public Open House with mortgage officer present to qualify buyers
- Create a property binder that has neighborhood brochure with statistics about your town, schools, population, and demographics. Also has completed inspection reports and property disclosures. This makes a lasting first impression for potential buyers.
- Follow-up with all realtors who have shown your house to gain feedback or answer any questions/concerns they may have.
Ongoing
As a full service real estate office our agents are knowledgeable in loans and can confirm qualifications of buyers brought by other agents. There is no reason to review an offer if the person making it cannot qualify.
